Brihanmumbai Municipal Corporation Head Office Main Building Fort Mumbai
The Brihanmumbai Municipal Corporation Head Office initiated of the repair, restoration, and conservation of its iconic Municipal Head Office, located on Mahapalika Marg, Fort, Mumbai, opposite Chhatrapati Shivaji Terminus.
Constructed between 1884 and 1893 by architect Frederick William Stevens, the building is a Grade IIA heritage structure showcasing Venetian Gothic and Indo-Saracenic architecture. Its 255-foot-high tower, central dome, stained glass windows, wooden interiors, and the bronze statue of Sir Pherozeshah Mehta at the entrance make it one of Mumbai’s most prominent landmarks.
Given its age and heritage value, the building required advanced conservation techniques along with modern waterproofing solutions to protect the structure from damage caused by heavy rainfall and environmental exposure.

Problem Statement & Scope of Work :
The Brihanmumbai Municipal Corporation Head Office was facing persistent issues of terrace leakage and seepage in its heritage Head Office building due to deterioration of old waterproofing systems and heavy monsoons. To address this, the scope of work included detailed site inspection, thorough surface preparation, and application of Flexiroof PU, a polyurethane-based waterproofing system, in the specified thickness to ensure seamless and durable protection. The work also covered necessary crack repairs, priming, and multiple coats of Flexiroof PU, along with quality assurance measures such as adhesion checks, thickness verification, and water ponding tests. This comprehensive approach aimed to provide long-term waterproofing, minimize maintenance costs, and extend the service life of the historic structure.
Solution Proposed & Product Used:
The solution involved the use of Flexiroof PU – a single-component, liquid- applied, polyurethane-based elastomeric membrane. This material was chosen for its ability to:
- Form a seamless, elastic, and durable coating.
- Resist structural movements and harsh weathering.
- Provide long-term waterproofing protection with minimal maintenance.
Instructions for Use (Methodology)
1. Surface Preparation
- Remove dust, dirt, grease, oil, and loose coatings.
- Repair cracks/voids deeper than 3 mm with latex-modified mortar.
- Ensure fresh concrete is cured for at least 7 days before application.
2. Priming
- Apply a primer coat on porous substrates to improve adhesion.
- On sound and non-porous concrete, primer may be optional unless pinholes/blistering occur.
3. Application
- Apply primer coat using a brush, roller, or spray.
- Allow primer to air cure for 5–6 hours before applying the first coat of Flexiroof PU.
- Apply subsequent coats evenly, avoiding excess accumulation, to achieve the required film thickness.
